The Metro Atlanta area is facing a hard reality: one in four homes is not selling right now. However, the area is also divided into two markets, one where homes sell and the other where they don't. If you're planning to list your home in the coming spring, it's important to understand why this is Atlanta's current reality and how to better navigate the market. Today, I’m breaking down the top three reasons why homes are struggling to sell, so you can be on the winning side when listing your property.

1. High pricing. The biggest reason homes aren’t selling is because they’re priced too high for the value they offer. Buyers aren’t willing to pay a premium for homes that need updates or renovations. They prefer homes that are move-in ready and will pay extra for properties with all the updates already completed.

2. Lack of a usable backyard. Many Metro Atlanta buyers are looking for a home with a functional backyard, especially families who envision their kids playing outside. While kids may spend less time in the backyard as they grow, it’s still a major selling point for buyers. If your yard isn’t ideal, creating a usable space can make all the difference. Adding a fire pit, trampoline, or playset can increase appeal, and a touch of green with healthy grass will give buyers a much-needed visual pop.

3. Exterior negatives. Homes with exterior negatives, such as proximity to power lines, major roads, or commercial areas, often face challenges in the market. Buyers typically want peaceful, private spaces, and homes with these downsides need to be priced accordingly. For example, a townhome I recently listed in Smyrna is struggling because it backs up to a major road and a tire shop, even though similar homes in the same neighborhood sold for higher prices. If your home has an exterior negative, consider planting fast-growing trees like Leyland Cypress to create a visual barrier and help potential buyers see beyond the issue.
