Learn the top three common home-selling pitfalls you should avoid.

Selling a home can be a daunting process, especially in a competitive market like Metro Atlanta. Many sellers unknowingly make costly mistakes that can lead to longer time on the market and lower sale prices. That’s why today, I will discuss the three most common seller mistakes and how you can avoid them:

1. Not preparing your home for sale. Buyers will not pay top dollar for dirty, poorly maintained properties or those that need repair. If your home has visible wood rot, peeling paint, or poor landscaping, you can’t expect buyers to overlook these issues and offer a premium price. Ensure your home is clean, well-maintained, and visually appealing inside and out before putting it on the market.

2. Overpricing the property. Overpricing leads to fewer offers and longer days on the market, resulting in a lower sale price. Sellers who leave too much room for negotiation or think their home is significantly better than others set themselves up for a painful selling process. Study recent sales data, view current listings, and understand your competition. Sellers who price their homes at or below market value often end up with multiple offers and faster sales.

“Attracting multiple offers requires more than luck—it takes strategy.”

3. Offering zero commission. While it’s true that you’re not required to pay a buyer’s agent, doing so can significantly increase the number of potential buyers who see your home. In today’s housing market, where affordability is a major issue, making your home more attractive to buyers by offering compensation to their agents can lead to more showings and offers. More offers generally translate to a higher sale price. Smart sellers proactively offer buyer compensation to drive more interest and achieve better results.
